Cooperstown, Oneonta, and the lake country in between
Otsego is our home county and the one we know street by street. It runs from Otsego Lake and Cooperstown in the north down through Oneonta in the south, which means one county holds a tourist village, a college city, and a lot of quiet farmland between them.

Single family residence sales reported in Otsego County for September 2026. Percentages compare the same period a year earlier. Figures come from the regional MLS feed and are refreshed monthly, so they lag the live market by a few weeks.
Cooperstown pricing behaves differently from the rest of the county. Baseball season, the Hall of Fame, and a limited village housing stock keep demand high and inventory thin, and short term rental potential is part of what buyers are paying for. Oneonta is driven by SUNY Oneonta and Hartwick College instead, so it carries a deeper rental and multi-family market.
Step outside either one and you are buying rural property: private well, private septic, town roads that get plowed on a town schedule, and parcels where deeded access matters more than square footage. That is the due diligence we run before you get attached to a place.
These are the population centers we work in most often across Otsego County. We list and show throughout the county, including the hamlets that never make a search filter. The highlighted ones have a page of their own.
Tell us what you are trying to do here and we will tell you what the county is actually doing, including when the honest answer is to wait.
