Investors come here for yield. Multi-family near campus in Vestal and Binghamton trades on rent roll, condition of the mechanicals, and whether the tax assessment is about to move, so those are the numbers we pull first.
Owner occupants get a lot of house for the money, particularly in Endicott, Johnson City, and the older Binghamton neighborhoods. Flood mapping along the Susquehanna and Chenango rivers is part of the homework, since parts of the county flooded in 2006 and again in 2011.
