Binghamton, the university, and the surrounding towns
Broome is the most urban county we work. Binghamton University drives a large and reliable rental market, the hospital systems and remaining tech employers anchor the job base, and prices stay low relative to almost anywhere else in the state.

Single family residence sales reported in Broome County for August 2026. Percentages compare the same period a year earlier. Figures come from the regional MLS feed and are refreshed monthly, so they lag the live market by a few weeks.
Investors come here for yield. Multi-family near campus in Vestal and Binghamton trades on rent roll, condition of the mechanicals, and whether the tax assessment is about to move, so those are the numbers we pull first.
Owner occupants get a lot of house for the money, particularly in Endicott, Johnson City, and the older Binghamton neighborhoods. Flood mapping along the Susquehanna and Chenango rivers is part of the homework, since parts of the county flooded in 2006 and again in 2011.
These are the population centers we work in most often across Broome County. We list and show throughout the county, including the hamlets that never make a search filter. The highlighted ones have a page of their own.
Tell us what you are trying to do here and we will tell you what the county is actually doing, including when the honest answer is to wait.
