Binghamton is the most urban market in our service area. Binghamton University drives a large and reliable rental market, the hospital systems and remaining tech employers anchor the job base, and prices stay low relative to almost anywhere else in the state.
Investors come here for yield. Multi-family near campus trades on rent roll, the condition of the mechanicals, and whether the tax assessment is about to move, so those are the numbers we pull first. A building that pencils on the listing sheet does not always pencil once the actual operating costs are on the table.
Owner occupants get a lot of house for the money in the older Binghamton neighborhoods, with the usual caveat that quality varies block by block. Flood mapping along the Susquehanna and Chenango rivers is part of the homework here, since parts of the county flooded in 2006 and again in 2011.
