A large share of the county sits inside the New York City watershed, which brings the Cannonsville and Pepacton reservoirs, land protection programs, and specific rules about what can be built where. Watershed status can add value or add restrictions depending on the parcel, and it is worth understanding before you commit.
The second home market runs strongest around Andes, Margaretville, and Roxbury. Delhi and Walton are more year round, with SUNY Delhi in the mix. Short term rental rules are set town by town, so if income is part of your plan, that is the first thing we check.
