Village housing, lake access, and a market that runs on its own calendar
Cooperstown does not price like the rest of Otsego County, and it does not price like the rest of upstate New York either. The village is small, the housing stock inside it is finite, and demand arrives on a schedule that has more to do with the baseball calendar than with the spring market everywhere else.
The Hall of Fame and the tournament season keep summer demand high and inventory thin, and short term rental potential is part of what buyers are paying for when they buy inside the village. That makes rental history, permitted use, and the practical question of where guests park real parts of the valuation, not footnotes to it.
Just outside the village the market changes character quickly. Lakefront and lake-access property on Otsego trades on its own comparables, and past that you are into rural buying: private well, private septic, town roads plowed on a town schedule, and parcels where deeded access matters more than square footage.
