18.5 Acres in Fort Plain With the Farm Already Built
Greenhouse, barn, pasture, farm store, flower stand and a furnished tiny home. Somebody already did the hard part. Open house Sunday, October 25.
231 Sanders Rd, Fort Plain. 18.5 acres in the Town of Minden, Montgomery County.
Most people who buy land up here spend the first three years building the things this property already has. The greenhouse is up. The barn has pasture behind it. There is a farm store shed, a flower stand at the end of the driveway, a vegetable garden, and a furnished tiny home sitting ready for guests. You are not buying a blank field and a dream. You are buying the setup.
What is already standing when you pull in
We moved to a 27-acre farm in 2017 with a list of things we were going to build. A greenhouse was on it. So was a proper farm stand. Nine years later the list is shorter, but it is not gone, and we know exactly what every one of those projects costs in weekends, permits, and lumber. That is why this property stopped us.
Here, the greenhouse is up, and the vegetable garden is in. The flower stand sits right at the entrance where the road traffic can see it. There is a dedicated farm store shed, so you are not selling out of a cooler on a folding table. The barn has pasture space behind it. And the two-car detached garage has power and room for a workshop, which is where the fixing happens on any farm worth the name.
None of this is exotic. It is the ordinary infrastructure of a small working farm, and that is the point. You can spend your first season growing instead of building.
The greenhouse stretches the season on both ends. The flower stand catches the road.
A second roof, already furnished
The tiny home is the piece that changes what this property can be. It is fully furnished and set up for short term rental guests, so it is move-in ready the day you close. What you do with it is your call. Some buyers will keep hosting guests. Some will put a parent, a grown kid or a farmhand in it. Some will use it as the quiet office the main house does not have.
If you want to know how the sellers have been using it as a rental, ask Kevin. He can go through that with you at the open house or on a call. A finished, furnished second dwelling on a farm is something most buyers at this price never find, and it is here.

A 1996 two-story that does not need rescuing
A lot of farm listings in our area come with a house that is the real project. This one is not. The home was built in 1996, which in Upstate farm terms is practically new. Three bedrooms, one of them on the first floor, which matters more every year you own the place. A country kitchen. Hardwood, laminate and tile floors. A full basement. An electric mini-split for heating and cooling, and a metal roof over all of it.
At 1,352 square feet it is sized for the way people actually live on a working farm. You are outside most of the day, the house is where you cook, sleep and warm up, and a mini-split and a metal roof mean it does both of those jobs without eating your winter. The first-floor bedroom gives you a main-level setup if you ever want one, and the furnished tiny home a short walk away covers guests, family or help without anyone sharing a hallway.
Built in 1996. Country kitchen, first-floor bedroom, mini-split heat and cooling.
18.5 acres, a barn, and room to ride
Eighteen and a half acres is a useful size. It is big enough to keep horses, run a market garden and still have ground you have not touched yet. It is small enough that one family can actually manage it without hired help or a second tractor. The barn and the pasture behind it are set up for livestock, and this is a wonderful property for horseback riding, with the land to do it on and the barn to come home to.
The property is on a private well and septic, which is the norm out here and something we live with on our own farm. It means no water bill and no sewer bill, and it means the systems are yours. If you are new to country property, we wrote a full guide on what to know before buying country property in Upstate NY, including how septic and well approvals work county by county.
The whole 18.5 acres from the air. House, barn, pasture, greenhouse and tiny home in one frame.
Fort Plain, the Mohawk Valley, and a produce auction four miles away
Fort Plain sits in the Town of Minden on the south side of the Mohawk River, in Montgomery County. This is Erie Canal country. The village has its own history museum and historical park, two canal locks within minutes, and the Canalway Trail running along the river for anyone who bikes. It is quieter than Cooperstown and more affordable than the Capital Region, and it has stayed a real farming area rather than turning into a weekend town.
For a market grower, the detail that matters most is four miles down the road. The Mohawk Valley Produce Auction on Fordsbush Road runs Tuesday and Friday mornings, built by the Amish communities of Montgomery and Otsego counties, and it is where restaurants, stores and buyers come for local vegetables, flowers and plants in volume. If you grow more than the flower stand can move, you have a wholesale outlet you can reach with a trailer before breakfast.
An hour to Albany's airport is the number that makes this work for a family with one person still traveling for work. Three and a half hours to the George Washington Bridge is the number that makes it work for weekend guests from the city, and for a seller who wants a place with real distance from downstate without being unreachable.

I show a lot of land where the pitch is what you could do with it. This is one of the few where the pitch is what has already been done. Greenhouse, barn, farm store, flower stand, a furnished tiny home. The sellers built the farm I hear buyers describe to me every spring. Come Sunday and walk it. The pictures do not show you how much is actually there.

What people ask us
When is the open house at 231 Sanders Rd?
Sunday, October 25, 2026, from 11 AM to 2 PM. Come walk the whole 18.5 acres, not just the house. If you are driving a long way for it, read our notes on what smart buyers do with one showing first. If you cannot make Sunday, Kevin can set up a private showing.
Is the tiny home included and is it furnished?
Yes. The tiny home conveys with the property and comes fully furnished. It has been set up for short term rental guests and works equally well as family or caretaker quarters.
Can I keep horses here?
The barn and pasture are set up for livestock, and the property is a wonderful fit for horseback riding. Bring your own; the animals currently on the property do not stay with the sale.
How far is Fort Plain from Albany and New York City?
About one hour to Albany International Airport and about three and a half hours to the George Washington Bridge. Fort Plain is in Montgomery County on the Mohawk River, with the Thruway a short drive north.
Is this property on municipal water or a well?
Private well and septic, which is standard for farm properties in this part of New York. We live on well and septic ourselves in Worcester and would not trade it. No water bill, no sewer bill, and water that tastes like water.
