The largest market in Montgomery County, right on the Thruway
Amsterdam is the largest market in Montgomery County and sits directly on the Mohawk River and the Thruway, which makes it one of the easier places in our area to live affordably and still commute east.
Pricing here stays genuinely accessible compared with anything closer to the Capital Region, and the housing stock is old enough that condition drives the negotiation. Prior work quality, mechanical age, and whether renovations were permitted are the things that separate two houses with the same asking price.
Flood exposure along the Mohawk is worth checking on anything close to the river. Outside the city, agriculture is still the backbone of the county, and dairy and crop ground trades regularly, on soil type, tile drainage, barn condition, and agricultural district enrollment.

These are single family sales across all of Montgomery County for September 2026, not Amsterdam alone. A village market can move very differently from its county, which is why the figures sit below the local read rather than above it. Percentages compare the same period a year earlier. Figures come from the regional MLS feed and are refreshed monthly.
