Map Data Attribution

The map data underlying our interactive property search maps comes from OpenStreetMap (OSM), a collaborative project to create a free editable map of the world built by a community of contributors worldwide. OpenStreetMap is our Map Data Source — the licensed data itself, distinct from the Tile Service that renders it into the map tiles you see, described below.

Key Characteristics:

• Community-driven, crowdsourced mapping data
• Free and open data under ODbL license
• Global coverage with varying detail levels
• Real-time updates from contributors worldwide

Tile Services:

• CARTO — our primary Tile Service, rendering OpenStreetMap data as the Voyager style used on the property search map, individual listing maps, and saved listing maps, and as the dark style used beneath our regional coverage map. Served from basemaps.cartocdn.com under a CARTO API key.
• OpenStreetMap Foundation — a keyless fallback Tile Service serving standard raster tiles from tile.openstreetmap.org for the property search map, individual listing maps, and saved listing maps, used automatically only if CARTO tiles are unavailable. Subject to the OpenStreetMap Foundation tile usage policy.

Our platform also incorporates ESRI (Environmental Systems Research Institute) mapping services, providing additional geographic data layers and spatial analysis capabilities.

Key ESRI Services:

• ArcGIS World Imagery — our only Tile Service for aerial and satellite views of listings without photographs, sourced from Esri, Maxar, and Earthstar Geographics
• ArcGIS Dark Gray Canvas — a keyless fallback Tile Service beneath our regional coverage map, sourced from Esri, DeLorme, and NAVTEQ, used automatically only if CARTO's dark cartography is unavailable
• Served from server.arcgisonline.com under ESRI attribution requirements

Address search, autocomplete suggestions, and coordinate lookup are handled by Amazon Location Service, whose place index for this platform is configured with HERE Technologies as its data provider. HERE is therefore a data source behind every address search on the site.

Key HERE Services:

• Forward geocoding of addresses and place names to coordinates
• Search suggestions as you type
• Accessed only through Amazon Location Service, never called directly

Basemap Implementation:

• Leaflet 1.9.4 for interactive map rendering in the browser
• CARTO Voyager and CARTO dark tiles served as the primary Street and Dark basemaps, each backed by a keyless fallback Tile Service (OpenStreetMap Foundation raster tiles, and ArcGIS Dark Gray Canvas, respectively) if CARTO is unavailable
• Custom markers, clustering, and overlays for property search use cases

ESRI Implementation:

• ArcGIS REST raster tile services consumed directly as Leaflet tile layers
• World Imagery for aerial views; Dark Gray Canvas as the fallback for the regional map

Data Processing:

• Geocoding via Amazon Location Service, with HERE as the underlying place data provider
• Property location data integration
• Spatial indexing for search performance
• Multi-source data validation and reconciliation

OpenStreetMap Licensing:

• Open Database License (ODbL 1.0)
• Free and open data with attribution requirements
• Share-alike provisions for derivative works

CARTO Licensing:

• Commercial Tile Service, used under a CARTO API key
• Attribution required on every map that displays a CARTO basemap

ESRI Licensing:

• Commercial licensing with usage restrictions
• Attribution requirements per service level
• Restricted redistribution in some cases

HERE Licensing:

• Commercial data licensed to us through Amazon Location Service
• Attribution and usage terms flow through the Amazon Location Service agreement
• Results are requested for single use and are not stored or redistributed as a dataset
