The property consists of about 6 acres of former open field that is now mostly tall grasses with some brush beginning and the balance is in forest that has been managed for timber for decades. The open area lends itself to several potential building sites and further west you go, the more you can capture a limited valley view. The forest is generally characterized as an Oak-Hickory large sawtimber sized property. The last harvest occurred in 2025. A shelterwood cut was made leaving the best quality oaks for the overstory removal after establishment of the regeneration. The tract grows quality timber and currently has an excellent seed source for future regeneration of the site. It is dominated by red oak, white oak, chestnut oak, hickory, white pine, hard maple, scarlet oak and hemlock. The last harvest created openings that have brought on a flush of seedlings that are favored by the deer. There is no lack of deer sign here, including some massive rubs on trees throughout the property. There is definitely a huge buck that calls this property home who likely has fostered other quality bucks as well. We did see this deer when taking pictures but could not get a picture of him. He is massive! A former owner (neighbor) retained lifetime hunting rights on a small 5 acre portion of the property along the east boundary between the former Squires Road and the drainage and adjoining the northwest boundary of the Frantz property. It is also worth noting that the current tax parcel shape does not accurately depict the property. The shape that is found on our website does more accurately reflect the actual shape and size of the property. Wyncoop Creek and the Chemung River are both nearby for excellent fishing for warm water species such as smallmouth and largemouth bass, walleye, northern pike and panfish. The property has approximately 50 feet of road frontage on Wyncoop Creek Road and electric is available at the road front.
